Engaging Opportunity

Real estate has always been an entrepreneurial field of opportunity… and so for Keating Partners (and our predecessor companies).
Our pursuit of these opportunities has taken us many directions.

Opportunity I:

Redevelopment of the 30th Street Corridor, Philadelphia, PA

It began with a plan for a new Phillies Baseball Park anchoring a mix of institutional, government, retail and residential development.

The Center City Skyline from Home Plate

Ultimately, mixed reviews of a baseball park at this location and the emergence of significant new tenancy opportunities led to a new plan—a one billion dollar investment in government and commercial office space, new residential development and ground floor retail along the 30th Street corridor… investment signaling the long-anticipated and opportunistic expansion of Center City development to areas west of the Schuylkill River.

Opportunity II:

Penn’s Landing Development, Philadelphia, PA
The Revolution on the River

Keating Partners’ vision, spirited by the construction of a newly capped I-95, supported a large new urban park (the size of other Center City squares) between Walnut and Chestnut Streets, anticipated both public and private investment in the park and adjoining properties, with an eye toward making a distant and land-locked Penn’s Landing a more vibrant and visible presence from the City.

Opportunity III:

A Football Stadium Complex at Temple University, Philadelphia, PA

Keating Partners viewed this plan for a new stadium as an opportunity best rooted in community-wide re-investment, representing both university and neighborhood growth and renewal aspirations. The plan anticipated university athletic and academic programs, an often-discussed new university hotel, new community housing and family support centers, new local retail and an open-air farmer’s market on the plaza adjoining the stadium.

Opportunity IV:

The St. George Greek Orthodox Cathedral Campus, Philadelphia, PA
Restoration & Renewal of an Historic Campus

The historic cathedral is the centerpiece of this three-acre property located near Washington Square. The complex also includes administrative, Sunday School, meeting facilities and two senior housing projects.

Keating Partners was asked by the congregation to prepare a plan featuring restoration and new construction of church support facilities…all accomplished via private and public investment in new market rate and senior housing. The plan also included a new public plaza and below grade parking for both the church and residential use.
